What is the delivery cost? |

-Occasionally a client will choose to pick up his CUSTOM BUILT LOG
HOME from our mill in Poplar Bluff, MO. More often we arrange
delivery by truck to the building site. The average cost is
$2.00 per mile one way. |

Do I have to choose from a kit home? |
|
|
|
- Many prospective clients are under the impression that they must
purchase a log home in kit from. You need not be compelled to
purchase someone else's precut kit home. Also, why pay freight
on the flooring, 2X4's and roofing materials when they can be
purchased locally. |

|

|

Is insurance higher on a log home? |
|
|
|
- Insurance is no higher on a log home than on any other home.
Some factors that determine insurance rates are neighborhood,
distance from a fire station or pond and number of recent fires. |
|

4. |
Will the logs crack, shrink, or bow? |
|
|
|
- Custom Built Log Homes uses the driest timber available. It
is natural for solid wood timbers to shrink (3%) and check as they
dry. This is not limited just to logs but is also true of any
timber utilized in building. Most of this checking has
occurred before the log is milled into its unique shape. Our
logs are kiln-dried. |

Are the logs treated with a preservative? |
|
|
|
- When building in high, dry climates, preservatives are not
necessary. However, when building in damp humid climates such
as the Gulf-South, the logs are treated at the building site with a
chemical known as C-8. A water proofer and preserver will be
provided, if desired. |

What finish is recommended for log walls? |
|
|
|
- On the exterior, we recommend a boiled linseed oil mix, log oil,
or oil based transparent stain. The inside of the log may be
stained with a furniture grade finishing oil, or left natural.
In any case, we always recommend that you apply a sealer to avoid
penetration of household dirt. |

Can we erect our log home ourselves? |
|
|
|
- Yes; many of our clients elect to erect the home themselves.
You must be capable of some carpentry talents and tools, or you may
contract us to do a partial or total building process. |

How much does it cost to build a log home? |
|
|
|
-
The total cost of any home is dependent on the amenities of the
home. Different qualities of floor coverings, kitchen
cabinets, fireplaces, windows and doors, etc., drastically affect
the cost of your home. Once you have plans completed, we can
more accurately estimate the cost of your home. Many clients
contract for their home on a "shell" basis and either finish it
themselves or sub-contract it out by bids. |

What is a "shell" and what does it cost? |
|
|
|
-
A "shell" is the construction of the home from the foundation to the
roof inclusive of window and door installation and electrical
pre-drilled in logs to the point of need plus all interior walls
studded, but unfinished (no paneling, etc.). |

Our logs are kiln-dried. Why kiln-drying?
|
|
|
|
-
Kiln-drying provides several important benefits:

It
produces logs that are more uniform and dimensionally stable.
-
Timbers are sanitized when they are heated in a kiln. This heat
kills mold, wood decay fungi, and any insects, their eggs, or larvae.

Pitch
in the wood is crystallized by the heat, preventing the sticky substance
from seeping through the logs.

More
than 10,000 pounds of water can be removed from a typical log home,
significantly reducing weight for both shipping and handling on the work
site.

Interior and exterior finishes can be applied immediately after
construction and applications tend to penetrate deeper and last longer.

How far will Custom Built Log Homes travel to build my home? |
|
|
|
-
We generally
stay within 50 miles of Jackson Missouri. Anything beyond that may
require extra traveling expenses. |
